Virtual Tour Lens for Real Estate Agents
There are tons of virtual tour services for real estate agents out there, but at $70-$150 a pop things can really add up fast!
Many Mega-Agents carry as many as 50-100 listings at a time and for many of them virtual tour costs are literally bleeding them dry.
Then there are the scheduling hassles and waiting days for the photographer to pencil your property in. In many parts of the country virtual tour providers won’t go out to a property until they have three or four more homes to photograph in the area.
Then there are the do-it-yourself, stitching programs where you take multiple photos with your digital camera, upload them to your computer and then “stitch” them together to create the illusion of a seamless image.
Most of these stitching programs charge a fee for each image that you create so even if you own the equipment you keep on paying. Who’s got time to do all this, let alone learn how to do it?
If you can take a still picture with your digital camera, then you can take your OWN 360 degree virtual tours with a SINGLE EXPOSURE.
That’s right, ONE shot and you can capture an ENTIRE room or exterior scene in 360 degrees!
Here’s how it works:
1. You mount the 360Realtour (formerly known as EGG Solution) lens on your digital camera (you can check the list of compatible cameras, or e-mail us if you don’t see your camera listed–we’ll find out for you).
2. place the camera on your tripod within the room (or at the best vantage point outdoors).
3. set the timer, step out of the room (or behind a tree if you’re outside).
4. and Voila! You’ve got a 360 degree image captured as a jpeg on your digital camera.
You can repeat the process from room to room; inside the property and out, and then upload the images to the accompanying 360Realtour software.
There is no “stitching” required and with a single click of the mouse you can display each image on your computer.
You can create albums for each of your properties within the 360Realtour software and then e-mail individual images or entire albums to customers with a few clicks of your mouse. Recipients receive directions automatically with the e-mail and they can view the images with their browser (everyone has one of these on their computer so they don’t need to download additional viewing software to see the images).
One of our favorite features is the ability to upload your images with a single click to the optional 360Realtour Agent Website. The Agent Website is only mandatory if you wish to upload your virtual tours to Realtor.com, otherwise most other websites will let you upload the images in html directly to their sites.

Still trying to decide how to take your virtual tours for less?
Here’s a recent e-mail Jim sent to an agent trying to decide on the 360 RealTour Camera Lens…
Bryan,
Nice to hear from you. I have attached the most recent list of compatible cameras that I received from Egg in August. Keep in mind that it is virtually impossible to keep up with the flood of new cameras and models coming out from all the manufacturers. I’ve found the lens will work with any camera that has these three elements:
–3 Megapixels or higher resolution
–The ability to thread additional lenses or filters to the camera
–Macro setting for taking close up pictures
I bought a Sony DSC-H5 in January of this year specifically for use with the Egg lens. Back then it was under $400. It’s a 7.2 megapixel camera and I had to purchase one additional adapter ring (the Egg lens comes with about 6 adapter rings included) to make it fit the camera (58 down to 55). It takes AMAZING images!
As far as hosting goes, the Egg software comes with a utility that will convert the images to html for display on any website, however, if you want them to appear in Realtor.com you have to purchase hosting from EGG specifically. I can get you additional details if you need them.
I recommend NOT posting them on Realtor.com for two reasons:
1. Realtor.com will charge you an additional fee per virtual tour which I think is ridiculous and
2. I think Virtual Tours ELIMINATE more showings than they create.
The reason is that the customer uses the images to eliminate your property and YOU NEVER KNEW THEY LOOKED AT THEM. Remember, as Craig Proctor says, the only reason to run an ad or put information on the Internet is to GET PEOPLE TO CONTACT YOU.
Therefore, I recommend hosting the images on a Successwebsite (they have been hosting Egg images for years) and putting a link from Realtor.com to your Successwebsite in order to view the images. That way, you can yank them out of Realtor.com to your site which has a higher “sticky” rate and should convert them to a customer, right?
I also teach a strategy that has you put “Virtual Tours Available by E-mail Upon Request” on your websites and the MLS. This way you capture the lead before they get the images. Egg software has a single click feature that converts the images to an e-mail attachment which allows the customer to download them and view them much faster on their hard drive.
